The site located in Wickham Bishops, a village and civil parish in the Maldon District in Essex, represents an attractive opportunity for local growth and area rejuvenation. The proposal is to replace the existing outdated vehicle dealership and workshop with a new mixed use development, with retail on the ground floor and six apartments on the first floor and within the roof space.

The design team carefully considered the principles the proposal would need to comply with on all aspects, such as area character, design, visual impact, amenity space and car parking provision, for ensuring the positive contribution to the village life and image. The new proposed building is of similar scale and height as surrounding properties and cohesive in terms of design and appearance. Its footprint is set with respect to the building lines of the neighbouring properties and kept consistent on Maypole Road and the to the south east of the site. Both, residential entrance and customer entrance to the retail unit are located to the north west of the site facing junction of Maypole Road and Great Totham Road, opening and integrating the new proposed development.

The traditional design of the area has been adopted for the proposed, with pitched roof forms and a brick combination for finishes. The creation of high quality buildings and places is fundamental to what the planning and development process should achieve. Good design is a key aspect of sustainable development, creates better places in which to live and work and helps make development an asset to communities.
